Terms:

The successful bidder will be required to sign a purchase contract and deposit 10% of the purchase price as earnest money at the conclusion of the auction. Balance of purchase price will be due upon title approval and closing. Closing date will be on or before April 22, 2024. Title Insurance and Closing Fee will be divided evenly between Seller and Buyer. Property is not selling subject to financing or appraised value.   2. Buyer will receive a 30% share, with no fertilizer or chemical expense, of the double crop, probably soybeans planted after the wheat.
  3. Buyer will receive possession of the crop ground after the soybeans are harvested.
  4. Buyer will receive possession of the pasture (hay ground) upon closing.
